A prestigious Grade A office development situated on the southern gateway to Leeds City Centre. Alongside over 8 levels of accommodation, the building incorporates a distinctive entrance hall and full height atrium with access to external courtyard areas, basement car parking, ‘state of the art’ M & E services installations, incorporating chilled beam cooling and solar panel domestic hot water heating systems and extensive use of glass allowing high levels of natural light. The developed achieved BREEAM ‘Excellent’ rating.

The Role of FHP

FHP worked closely with the design team and the client on this prestigious new build office block in the heart of Leeds. The client’s aspiration was to build a BREEAM excellent office that performed as well as stand out on paper.

The design of the services and renewable technology’s was key to ensure the project would be a success. Solar Voltaic panels were installed across the roof along with Solar hot water heaters to pre heat the stored hot water system.

Chilled beams were utilised to ensure the building could be energy efficient as possible. LG7 lighting was designed in line with a control system that would ensure the lighting in the building is only on when required. FHP were subsequently employed to carry out the office fit out works for Jet2 who now occupy the building.

Challenges

The task at hand was quite complex due to the design of the building and the amount of glazing that was involved with the project. The Dynamic Thermal Model and associated calculations had to run a number of times to ensure the building would pass the level stated by BREEAM.
