Project Description: FHP Partnership were appointed by Evans Property Group to design and coordinate the mechanical and electrical services associated with a new 37,000m2 Warehouse/Distribution facility with associated offices on a brown-field site for Newell Rubbermaid within the Fradley Park development. The facility is provided with the latest state-of-the-art automated sortation systems, incorporating a narrow aisle storage facility and a four-module pick engine.

Services Provided:
Sprinkler protection to the American NFPA standard throughout the warehouse and office areas, including in-rack protection.
VRV comfort cooling for the office areas together with domestic water, waste and ventilation services to the associated toilet areas.
Heating to the warehouse ancillary areas by means of a gas fired boiler installation with radiators, and separate warm air heating system to the warehouse.
Separate comfort cooling and FM200 fire suppression systems to the computer and comms rooms.
Building Management System
New 2MVA sub-station with power distribution throughout the facility, including to the 23No dock levelers and switch gear for the tenant’s fit out process equipment.
Small power via bus bars and floor boxes to the office areas.
High bay lighting to the warehouse and pick engine areas.
Lighting to conform to LG3:2001 to the office areas.
Emergency lighting throughout the building and external lighting to the car park areas.
Analogue addressable Fire Alarm system throughout the building.
Security, CCTV and cable management systems.
Lifts within the office areas to serve three floors.
Lightning protection system to the building.
